Metro Vancouver condo prices tumbled again in April 2020 as the economic meltdown caused by the COVID-19 pandemic kicked in the teeth a market already reeling from the insurance crisis.
The OpenHousing House Price Index for condo properties – calculated using the generally-accepted and transparent repeat sales or Case-Shiller method[1]https://faculty.wharton.upenn.edu/wp-content/uploads/2013/05/Brown_2013_House_Price_Index_Methodology_1.pdf – fell 12.00% year-over-year, the April month-end update shows.
The sales-to-new listings (SNL) ratio fell a whopping 46% year-over-year to 20.41 for the week ending April 26 reflecting a dramatic drop in confidence in the Vancouver’s once roaring real estate market. The decline in SNL ratio came as sales for the week fell 76% while listings fell 55%.
